[QUOTE=ZCarMan;1307723 My rule of thumb, "If it isn't bringing cash flow in, it's sending cash out". Couple of books worth looking at, "Rich Dad, Poor Dad" and "The Millionaire Next Door".[/QUOTE]

I have read both of these books and highly recommend both, Rich Dad, Poor Dad is a little outdated, his philosophy of buying houses in this economy only works for the filthy rich. Robert's rule of thinking regarding the Four Quadrants still makes total sense. Living like the The Millionaire Next Door is the only way to go nowadays.

Guess I should probably check them out. Reading is so old school though, I'm too young for that stuff. Need it turned into a movie, or better yet a reality TV show on MTV.

Planning, planning, planning, buying a home is a tough decision, you really need to nail down why you want to buy. My wife and I bought because we were tired of throwing away money renting with no return on our investment. We lived in separate apartments while dating and it made since to purchase some bricks. Buying a house gave us a place to call home to build lifelong memories and a place to retire.

It pays to buy as much home as you can possibly afford the first time out and that this home could be your retirement home as well. We are living in precarious financial times, the last thing you want is to be nearing retirement with 15-20 years left on your mortgage and your only income is your retirement plan. Decisions, decisions, decisions. Things could get better and they may not, but if you plan ahead you will be fine not matter what the decision.

Exactly why my parents want to buy a house so much. They've been renting apartments for like 20 years now and want to finally get a house that we can own.

The house is a foreclosure with a few unknowns. But its dirt cheap at $126k. Pretty large, 4 bedroom, 2.5 bath that needs a little cosmetic work. Some new flooring and paint and things of that nature.
So, I love cars and have always wanted that serious premier sports car, but realize that at my age, 27, perhaps I should be thinking of the future. But man the present is too fun to think far ahead.
So, what would you do?
Honestly, if I had known the US would **** the bed so hard on our credit-rating, I would have bought a house instead of a Z06. I love my Z06, and knowing what I knew then, I would have done exactly what I did again. However, knowing what I know now, house.

Just my .02 while I am in my more rational frame of mind

just bought our house.. and while it's inflated for HERE, it will increase in value as the market here is only growing... was a wise move for my wife and I

plus, if I ever get orders out of here I could sell for profit, or rent to another military family
