Something to think about, imo everyone should have it regardless of locale, it’s just good...insurance against bad sh1t. We’ve got it and we’re in a very low risk area as well.

The upgrades you’re doing is the smart way to go, cosmetic renovations can be done anytime but the structural and energy efficiency ones really should always come first.

The screws in you knee are either Ti or stainless. They wouldn't use anything else because of rust and infection.
