I would get a 2nd opinion. Depending on the roofing material, shingles can last up to 30 years.
In terms of the age, not sure about GA, but FL requires a permit replace the entire roof, so it may be worthwhile to look up records. (If the work was done without a permit and was required, this can be another set of issues when it comes times to sell.) At the very least, a roofing expert should be able to give you a general idea on age.
