There is nothing I can do but stew in my frustration waiting on the paint to dry, water to boil and grass to grow. Three track seasons down the drain. Oh well off to the salt mine. Yawl have a better day and stay safe and sanitary.

That sucks, Bob. I wouldn't be surprised if Specialty Z & Fast Intentions pulled up stakes and moved to Arizona or New Mexico, the business climate in Cali is circling the drain. Good people are going to quit jobs in Cali and move some place where they have a hope of buying a decent home. You can't get a decent home in some parts of Cali without spending well over 500k and the 500k homes need 200k in renovations to make them livable and up to code.
I'll keep my fingers crossed that Seb will work miracles and get you back on the track soon.
